The time has come, you’re thinking of putting your home on the market… But what are your next steps?
Your first step should be contacting me so we can set up a listing consultation, at that consult we will discuss your home, your timeline for wanting to get it sold & I’ll go through the property with you, if you’d like I can always point out things that with little fixing or changing can improve your home’s value & the amount of time on market. We live in our homes, we don’t always notice the small details a prospective buyer does.
When you’re ready to list your home I will come over to do paperwork with you, get a spare key for my key safe & will take photos of the property for marketing it online. Within 24 hours your property will go live online. It will be inputted into our local MLS (multiple listing service) which all of the Realtors in the Quad City Area Board of Realtors have access too, but will also be on multiple other websites, including social media.
Anyone who has set themselves up for alerts to properties meeting the criteria of your home (price, square footage, location etc.) will also be notified.
With the right price point & my strong marketing strategy we should start getting showing notifications for people to view your property.
Once we get an offer on the property, I’ll present that to you & discuss your options in countering, accepting or rejecting it.
After we have an accepted offer on the property I’ll coordinate any inspections that are scheduled with you & if need be discuss any requested repairs the buyers may ask for.
With all of that complete we will wait for the banks appraisal to be completed & then finally, closing day!
It’s not mandatory for you to attend closing, you can always sign things ahead of time with your attorney. You can however, count on me to be there to ensure everything goes off without a hitch.
